Ordering your Home Information Pack

Order your HIP today.

You will be contacted by one of our Domestic Energy Assessors (DEA) or Home Inspectors (HI). They will need to make an appointment with you for a suitable time to come to the property and carry out the inspection to produce the Energy Performance Certificate. All our DEAs will carry ID so please ensure you ask to see this when they arrive.

Please be aware we will do our best to accommodate your lifestyle and work patterns when arranging appointments.

You will be provided with a Property Information Questionnaire by e-mail or by the DEA / HI when they visit your property.

You must complete this and return it as soon as possible in order that your HIP is produced without delay to the marketing process.

About the inspection

Please ensure you or a representative is available at the appointment time. Your representative should not be a unsupervised child under the age of 16. Your DEA / HI will need access to the property only. The fabric of the building (floorboards, carpets etc) will not be damaged or moved during the course of the assessment. Access may be required to roof spaces and lofts. Please ensure that where this is necessary it is possible. The only additional details that the DEA / HI will require are the boiler details and the ages of any extensions to the property.

After the inspection

Once we have compiled all elements of your HIP, we will notify you by email / phone that your Home Information Pack will be available to view securely on-line. At this point you will have your on-line HIP which you can show to potential buyers of your property and also confirm to your Estate Agent that you have your HIP in place.

What's in the HIP?

In brief the pack contains:

  • An index (i.e. a list of the contents of the HIP)
  • A sale statement (summarising the terms of sale)
  • Evidence of title
  • Standard searches (i.e. local authority enquiries and a drainage and water search)
  • An Energy Performance Certificate (EPC)
  • Commonhold information (where appropriate)
  • A copy of the lease (where appropriate)

Exemptions - properties that don't require a HIP

You don not require a Home Information Pack for:

  • Properties where there is no marketing (e.g. sale to member of your family)
  • Non-residential properties
  • Seasonal and holiday accommodation
  • Mixed sales (e.g. shop with a flat)
  • Right to buy and similar sales
  • Sales of portfolios of properties
  • Properties not being sold with completely vacant possession
  • Unsafe properties and properties to be demolished.
